9mm Vented Soffit Board

A plain soffit seals the eaves. A vented soffit board finishes the eaves and provides continuous-style airflow so moisture can move out of the loft instead of condensing on the underside of the roof. That is why it is the usual choice when you are replacing fascia and soffit on a cold pitched roof with insulation on the loft floor and no other eaves vents.

Why roof eaves need a vented soffit board

Warm, moist air from the house rises into the loft. In a cold roof, the outer roof surface is colder. Without a path for air to enter at the eaves and leave higher up (ridge or tile vents), moisture can condense on felt, timber and insulation.

A vented soffit board is the low-level intake. Air enters through the slots, moves through the loft, and exits at high level. No fans. No power. Just a clear path that must not be blocked by loft insulation stuffed into the eaves.

UK guidance (BS 5250 and the Approved Documents on moisture / ventilation) typically calls for the equivalent of a continuous eaves gap along both eaves on cold pitched roofs — often around 10mm equivalent for many pitches, and 25mm equivalent on low pitches. A vented soffit board is designed to contribute that free area along the run. Confirm which vent pattern you need for your pitch and span if you are unsure — we can advise.

Do not fit plain or hollow soffit alone on an unventilated cold roof and assume the loft will “be fine”. Condensation problems often show up years later.

Measure fascia-to-wall in several places and choose the next suitable width so the vented soffit board seats cleanly in the fascia groove or trim.

What a vented soffit board does

Slots are sized to allow airflow while limiting larger pests. Keep the path behind the board clear — do not push loft insulation hard into the eaves and block the airway. Use insulation trays / eaves baffles where needed so the free area stays open.

When you still need more than a vented soffit board

  • Low pitch roofs (around 15° or under) often need a higher equivalent free area (commonly talked about as 25mm continuous).
  • Long spans and steeper roofs may also need high-level ventilation at the ridge or with tile vents.
  • Warm roofs (insulation between / over rafters with a designed airspace) follow a different detail — do not copy a cold-roof vent layout blindly.

How to install a vented soffit board

  1. Confirm the roof is a cold roof that needs eaves intake (or follow the architect / Building Control detail).
  2. Strip or prepare the old soffit. Check rafter ends and fascia line.
  3. Keep a clear air path from the slots up into the loft — fit eaves baffles if insulation would otherwise block it.
  4. Offer the vented soffit board into the fascia groove / trim and back to the wall or wall channel.
  5. Support on bearers at sensible centres so the 9mm board stays flat.
  6. Fix with suitable pins or screws without crushing the vent slots.
  7. Run boards continuously along the eaves so ventilation is not reduced to a few odd lengths.
  8. Pair with high-level ventilation where the roof design needs it.
  9. Wipe clean. No paint.
